Ajax/Durham Studio Rental

Located in the heart of Ajax in Durham, Studio XO is a convenient, local and affordable studio for photographer and creatives.

Our multi functional building including 2 studios.  Each room comes with a selection of carefully curated furniture pieces to create the mood of the space and serves as a unique playground for photographers and creatives.

Studio XO is more than just a space to create art, our vision is to make it a hub for collaboration, photoshoots, events and workshops for the creative community in Ajax.

One of the highlights of our studio is the 15ft tall industrial ceiling that can be used to hang props. Also, if you need more space for your project. 


We are building a community of people who love photography just as much as we do. We envision Mint Room to be much more than just renting a space for your photoshoots or workshops.

We want to strengthen Canadian photography community by bringing everyone together into one hub to collaborate, exchange ideas, learn and teach. You can be an aspiring photographer who wants to master their skills in a natural light studio setting or a mom with a semi-professional camera doing a family photoshoot. We want to make it easy and accessible for everyone who is looking for a place to express themselves and have fun doing it!

Our studio offers quirky and unique rooms, as well as clean white rooms, giving photographers various options to meet their needs. We hope that you will enjoy this space in your projects as much as we enjoyed creating it!

Our common area has a two seat make up table with professional lighting that can be rented out prior to your photoshoot to help you get ready at our studio. Upon your arrival, our administrator will be able to answer any questions, and if needed, assist you with equipment.

General Studio Rules

  • We recommend arriving to our studio 15 minutes before the start of your booking so that you can check in with our attendant, get wi-fi details, and find out where our bathrooms and change rooms are located.
  • Our attendants will be visiting your studio rooms within 10 minutes prior to the end of your booking to ensure that the room is left in its original condition. Furniture and props need to be moved back to their original place and all garbage must be placed into garbage cans.
  • Our studio attendants can check the rooms during your studio time if we hear loud noises, dragging of furniture, or suspected violation of studio rules and/or safety. They will knock on the door before entering and give you a warning before coming in.
  • Our studios are not soundproof, if you need to shoot video content please contact us directly at email.
  • We have cameras installed in our common areas/reception areas, and inside the studio rooms.
  • Bathroom are located in the first hallway in between the studio and the make up room.
  • Since the studio rooms are not soundproof, please keep the noise level to a reasonable volume, including any use of music. Music played in the studio must not contain any explicit content. If the noise becomes too loud, we will ask you to turn it down.
  • We turn on the overhead studio lights at dusk for safety reasons and keep them off during the daytime hours. Please see our equipment section for tips on where you can get studio lighting.
  • Our studios cannot be used to shoot pornographic content.
  • Since the studio rooms are not soundproof, please keep the noise level to a reasonable volume, including any use of music. Music played in the studio must not contain any explicit content. If the noise becomes too loud, we will ask you to turn it down.
  • If a member of your party comes to the studio intoxicated, we reserve the right to ask them to leave the premises.
  • Smoking (including recreational drugs) is not permitted on studio premises.
  • Your booking is only for the room that you rented. If you would like a tour of other studio rooms, kindly ask our reception staff and they will be happy to assist you.
  • Fire extinguisher is located in the common area of our studio near the front door.
  • Please note that failure to respect the studio rules, studio staff, or other bookers, will result in immediate termination of your booking and can result in a permanent ban from studio X.

Common area

  • Please bring all of your belongings into the studio rooms that you are renting and take them home with you after your photoshoot/event. We are not responsible for loss or damages to items left in the common areas. Please help us in keeping them clean and tidy.
  • We do not store items for your rental booking ahead of the photoshoot or left behind after the shoot. If you need to arrange delivery/storage of items ahead of your event, please email us at email and we will advise you what we can do.


Cancellation/ Rescheduling

  • All shoots have to be paid in full at the time of booking.
  • Studio X offers studio credit for cancelled bookings (no refunds).
  • If you cancel/reschedule your reservation with over 48 hours notice from your booking date, your reschedule fee will be 20% of your booking value.
  • If you cancel/reschedule your reservation within 24-48 hours of your booking date, your reschedule fee will be 50% of your booking value.
  • If you cancel/reschedule within 24 hours of your booking date, you will be liable for the full value of the booking
  • You can cancel your booking by logging in at Log in. If you forgot your username/password, please reset it at the link above.

Studio Capacity

Photo and Video Studio booking Includes up to 10 people. 1 hour minimum booking. If booking the studio during after hours (between 8 pm and 8 am), please contact the administrator to confirm the booking. Please contact us to book the studio if the number of guests exceeds the capacity.

  • The health of our employees and customers is our main priority, therefore we made the decision to block off an hour in between bookings so that our team has sufficient time to disinfect the studio rooms and take clients directly into the studio rooms without crowding the studio.
  • Please arrive within 10 minutes of your shoot and you will be taken directly into your studio room without waiting. If you come earlier and the room is free and disinfected, we will take you inside and start/end your booking earlier. Otherwise, we will ask you to wait outside of the studio premises.
  • We are heavily disinfecting all of the high touch areas and surfaces multiple times a day, including door handles, light switches, furniture surfaces, and place UV light air purifiers inside the rooms.
  • We are asking everyone entering the studio to wash their hands and/or use the hand sanitizer provided at the studio.
  • We are increasing our after-hours cleaning protocols.
  • Please let us know if you are not feeling well within 12 hours of your booking so that we can reschedule your appointment without penalty. If we see that you have fever/cold symptoms, you will be asked to leave the studio premises and no refunds will be provided.

Booking Process and Registration

  • All of our photography bookings are done at using our online scheduling system. Our online calendars are always up to date and show the latest availability and pricing. Click Here to book now.
  • Online bookings are for photography only. If you are planning on hosting an event with studio X or shooting video content with sound, please email us directly at
    to get pricing and make reservations:
  • You will get 2 emails upon registration: - “Your Booking Order and Payment Details” – this is your invoice with studioX and has our HST number. Please keep this for your records
    – “Booking Confirmed – Order number XXX” – You will receive an email like this for every room that you have booked. It will contain your room booking details, studio rules, check-in information, as well as building access code.
    – “Your New Customer Account” – this email will be sent when you make your first booking with studio x and contains your user details and your password.
  • If you can’t find this email in your mailbox, please check your spam. We recommend that you take the time to Login at ------- and check that your appointments are listed in your account. You will be able to cancel your appointments using the same account details.
    – If you can’t find the account details email, you can always reset your password at Login.
